We’ll meet onsite at your existing home or the home you are looking to buy, explore the property, discuss your likes, dislikes, and how your family’s daily life interacts with your space. We’ll identify immediate opportunities to meet your needs and explain the steps involved in a building project.

We’ll also keep an eye out and raise any potential concerns, such as damp, cracks and apparent structural or build quality issues.

SOURCING + REVIEWING SITE RELATED DOCUMENTS

When starting to design any new build, renovation or extension, it is vital to have a number of site related documents better to understand your property and any restrictions in place.

These include the following documents :

• Previously approved plans from the local authority
• Surveyor general diagram (SG Diagram)
• Zoning certificate

It is also important to review the property title deeds and to established the age of the structures on site for heritage related reasons.
Our service offering here is to source and provide the previously approved plans, SG and zoning certificates. Also we’ll review all of the documents and explain them to you so you better understand build constraints and requirements.

Begin your exciting journey to re-imagine your living space with us. Whether you prefer an in-person discussion or a virtual meeting, we’ll collaborate with you to bring your vision to life. In our session we’ll answer your questions and introduce you to the possibilities of your space!

After the meeting we’ll provide a detailed digital PDF document that includes:

1. A personalized design narrative that outlines the central themes and innovative solutions for your renovation project.
2. Inspiring mood boards that capture the essence of your desired interior and exterior aesthetics.
3. A professionally crafted master sketch design to help you visualize the proposed concept design.
4. An optional phasing plan, giving you the flexibility to implement your project in stages if desired.
5. An optional budgetary estimate to achieve your objectives.

HIGH LEVEL BUDGET

While creating your preliminary design document we’ also generate a high-level construction costing. This empowers you to establish a realistic but approximate budget early in the process, saving time and effort in the design process and ensuring a practical property purchase or renovation decisions.

* Please note, Palette Studio does not offer quantity
surveying (“QS”)services, the budget produced here would be based on our experience in the industry and the preliminary design at that point. Should you prefer a QS to cost on the initial sketch design, we can recommend and brief a QS to do so. The QS’s fee would be explaned and agreed prior to them undertaking the work.

PRELIMINARY DESIGN PACKAGE (MINI)

Is there that one room in your home that needs a bit of a shake up? This package will give you the design advise and inspiration for that space.

After a consult with you to answer your questions and brainstorm the space, we’ll issue you a digital PDF document and includes the following:

• Sketch design proposal for the room.
• Look and feel mood board portraying the
  potential finishes and concepts for the space.
• A suggested way forward.

This service is often used for bathrooms, offices, children’s bedrooms, a new patio or kitchen space.
